Older-home notes
The older east-side homes carry the usual postwar issues — small closed kitchens, a single bath, original electrical layouts, and unfinished basements. Newer subdivision homes are structurally sound but often need dated builder finishes replaced and an unfinished lower level brought up to how the family actually lives.
Climate
Lake Michigan proximity means damp springs and heavy freeze-thaw. Basement moisture control, exterior drainage, and attic insulation get addressed before we finish either space.
